Many agents will put your home on the market and when the first offer comes in suggest that you take it, and it may be a good offer but how do you know if you can get more?

That’s why we developed a 10-day blitz program to properly test the market. Setting an offer due date and reviewing all offers at the same time gives the sellers a strategic advantage. 

The key to this strategy’s success lies in strategic pricing. Setting the price at or just below market value attracts the highest number of interested parties to make an offer. This often leads to multiple offers, giving the seller a significant advantage. Then, buyers end up outbidding each other, which can drive the final sale price significantly above the market value.

Over 19 years and 1,500 transactions, we’ve refined our approach to maximize sale prices and reduce failures. A common hurdle for sellers is entering a contract, only for the buyer to cancel during escrow, often due to inadequate vetting. Such cancellations, even for minor reasons, can alarm subsequent buyers and typically result in lower offers and wasted time when the property re-enters the market.

To avoid this, we rigorously vet all potential buyers. This includes understanding their motivation through discussions with their agent. We also confirm their financial readiness with their lender.

During the escrow process, buyers have seven legal contingencies that allow them to exit the contract. We prefer to be proactive rather than reactive. Each contingency comes with a specific timeline for disclosure to the buyer. Rather than adhering to the standard timelines, we take the initiative to present these details to the buyers in advance, ensuring they acknowledge and accept them upfront. This approach streamlines the process and minimizes the chances of last-minute contract withdrawals.

In the state of Hawaii, real estate transactions require a seller’s disclosure statement. This is a six-page document with over 100 questions.
